ValleyMLS.com Directors Approve Two Updates

At their April 28, 2020 Board Meeting, ValleyMLS.com Directors approved updates about which we wanted to immediately alert subscribers. Please see below for those updates and don’t hesitate to email MLSsupport@valleymls.com with questions about the new features.

The Mobile Home Property Type will soon be renamed as Manufactured Home.

The terms “mobile home” and “manufactured home” are often used by the general public to describe the same type of home. Mobile homes and manufactured homes were finally distinguished from each other in 1974 when the National Mobile Home Construction and Safety Act was passed. This act, was followed in 1976 by the HUD Manufactured Home Construction and Safety Standards, usually called “the HUD Code,” which set standards for the following:

  • Design and construction
  • Body and frame requirements
  • Thermal protection
  • Plumbing and electrical
  • Fire safety
  • Energy efficiency and other aspects within these homes!
  • The intent of the HUD Code is to improve the durability and quality of manufactured homes, and it is the only federally-regulated national building code

Other Details:  If you select Manufactured Home as a property type, a selection from Modular, Prefab or Mobile Home will also be required from the Construction Style.

Changes for Proposed Construction coming soon!

The Real Estate Standards Organization (RESO) Data Dictionary maps all new, under construction and proposed construction to an AGE field, rather than a Property Type. 

Currently we distinguish, both NEW and Under Construction with the APPROXIMATE AGE, however, we’ve also used Property Types to further define PROPOSED.  To better align with RESO, it is recommended that we remove Proposed Construction Property Types and ONLY use the Approximate AGE =  PROPOSED to distinguish new developments.

What does this mean for those SEARCHING for Proposed Construction?

Notice, the only thing that will change when searching for proposed construction is that you will no longer use a Proposed Construction Property Type to perform this type of search.
